Having taken out a mortgage, you are not locked into that particular loan for the full mortgage term. Lenders compete fiercely for your custom and you may be able to reduce the cost of your mortgage by switching to a new lender. Against this you must set the costs of making the switch. These might include: valuation, legal and land registry fees; arrangement fee and mortgage indemnity insurance premium charged by the new lender; discharge fee, deeds fee and any early redemption charge levied by the old lender. The costs can easily come to 1,000 or more, but the savings can be substantial too. For example, each 1 per cent cut in the mortgage rate on a 25-year 50,000 loan could save you around 360 in interest each year. Although this is not widely advertised, rather than losing you to another lender, your existing mortgage lender might be willing to give you a better deal: for example, by extending to you discounted rates normally available only to first-time buyers. It is certainly worth talking to your existing lender before going ahead with any switch, since it will cost you less to stay put.

With age, the old saying goes, comes wisdom. Many years of experience and many more years of reflection and self-reflection supposedly result in people becoming much wiser over the years. This wisdom and knowledge is hard-earned, derived from a lifetime worth of hard work and facing up to the stress and pressure that life regularly throws at people. Granted, most of this knowledge and wisdom tends to be overlooked and, in some cases, can be totally irrelevant to the situation at hand, but should not be so easily dismissed. However, according to a number of recent studies, depression and suicide also appear to come with age. It appears that older generations are more likely to take their own lives, with the number expected to increase as the baby boomer generation gets older.

You surely have heard about “positive thinking”, but why bother? Is there any reason you should make the effort to retain only positive thoughts? This article shares some ideas why you may in fact want to make this effort.

Higher Productivity

Maintaining a positive attitude may lead to higher productivity, whether in your career or personal life. W.en you are negative, you tend to give up more easily, get frustrated, get easily distracted, and drag your feet. A simple thing such as how you think can make a world of difference. W. Clement Stone spoke of this when he said “There is little difference in people, but that little difference makes a big difference. The little difference is attitude.The big difference is whether it is positive or negative.”. Whether you want higher productivity is up to you, however consider the cause and effect of your attitude. Zig Ziglar also spoke of this when he said “Positive thinking will let you do everything better than negative thinking will.”.

Better Relationships

Who wants to be around a negative person? Do you? When you are negative, you are sending out signals to others to stay away from you, unless perhaps they are also negative and seek a similar mindset. Do you want to attract negative people, or positive people? Ken Keyes Jr. touched on the reality of this when he said “A loving person lives in a loving world. A hostile person lives in a hostile world; everyone you meet is your mirror.” Your attitude affects both personal relationships, and career relationships. While the impact of your attitude in a personal relationship is perhaps more obvious, in the workplace it’s often less obvious. It’s the relationships, trust, and rapport you build with others which contribute greatly to advancement opportunities, and should not be overlooked.

Better Health

Both modern medical providers and ancient practitioners have said that your attitude can affect your health. Your body takes queues from your mind, and negative thoughts can be disruptive to your internal body processes. Handling stress is a key challenge for us, to avoid stress-induced illnesses. The reverse is also true that having good health will contribute towards a positive attitude, so take care of your body! A holistic approach is to focus on your mind and body together, ensuring you are eating well and getting exercise.

Happiness

Happiness is perhaps one of the most important things of all, what good are the other things above if you aren’t happy? Financial success doesn’t necessarily equate to happiness, many wealthy people are quite unhappy. Happiness is really a state of mind, and we have complete control of our own minds. Unfortunately, many leave their thoughts and emotions on “autopilot”, never deciding for themselves how they want to think. Maintaining a positive attitude equates to a decision to be happy, it’s your choice! Buddha summarized how to remain happy no matter how bad things may seem when he said “Let us rise up and be thankful, for if we didn’t learn a lot today, at least we learned a little, and if we didn’t learn a little, at least we didn’t get sick, and if we got sick, at least we didn’t die; so, let us all be thankful.”. It’s also important to not miss the things that truly make us happy, which is not typically money, but often little things we take for granted. As Robert Brault said, “Enjoy the little things, for one day you may look back and realize they were the big things.”.

Spiritual Growth

If you believe in a creator, or practice a religious belief, then you may also believe that remaining positive is part of a spiritual growth path. Many religions teach this basic premise, that we should remain positive and trust in our creator no matter how bad things may seem. Even if you don’t have spiritual beliefs, perhaps you feel something within your conscience that urges you to be positive, and thus have a positive impact on others in your life. Being positive makes others feel good, which is rewarding in itself.

You Are Your Thoughts

What are you but your thoughts? Mahatma Gandhi said “A man is but the product of his thoughts what he thinks, he becomes.” What do you want to be? Your thoughts have more impact than you realize, and define who you are, how others react to you, what comes into your life, and how you will be remembered when you are no longer here. What type of person do you want to be? Make sure your thoughts and attitudes support your definition of yourself!

How to Do It

How to maintain a positive attitude is a subject for a different article as there are many methods to achieve it. However, deciding you WANT to do this is a key first step, and can lead you towards pursuing methods which work for you. A good second step is to begin to simply recognize when you are not feeling positive, and pause to reflect on whether you want to CHOOSE to feel that way or not. Getting your mind out of autopilot puts you back into control, which is fundamental to changing your attitude.

One of the great mysteries and puzzles of our time is Atlantis. Despite the passage of thousands of years, no one has been able to solve the enigma of Atlantis.

Plato was the person that started all of the trouble regarding Atlantis. In his Timaeus and Critias narratives, he talked of Atlantis in glowing terms. He identified it as a large island located in the Atlantic Ocean. By large, we mean huge. Plato claimed it was the size of North Africa! The people of Atlantis supposedly controlled much of the Mediterranean, but were defeated by the ancestors of the Greeks. Both societies were then destroyed in a great deluge.

With just these snippets of information, one might assume Plato was taking some liberties in his writing. Then an odd thing occurred. Archeologists discovered Egyptian records detailing Atlantis, its ruling family and a utopian type culture. There are a lot of timing inconsistencies between the two stories, but the race to discover Atlantis has been on ever since. We do, after all, like a good puzzle.

So, where is Atlantis?? Therein is the problem. The descriptions are so vague that Atlantis could be just about anywhere. Heck, you might be sitting above the main city as you read this. At one time or another, popular theory has suggested Atlantis is Antarctica, Turkey, North America, South America, Santorini, Crete, Indonesia and a pure figment of someones imagination. After years of searching, the imagination theory seems the most credible.

Although theorists rage back and forth, there was one event during Platos lifetime that might have given rise to the basis for the Atlantis story. A massive earthquake hit the City of Helike. Located on the shores of the Corinth Bay, it literally sank into the sea. Both then and now, you can take a boat out over the city and look down upon the ruins of Helike. Does this make Helike the lost civilization of Atlantis? It is unlikely since Helike was a basic Greek city. Still, it certainly could have formed the basis of the Atlantis tales.

Is Atlantis a real place or just a tale from wily, old Plato? You will have to decide for yourself by getting out there and solving the puzzle.

Senate Takes Up Debate On Regular Marriage

The Senate, fresh from its rancorous but indecisive debate on a constitutional amendment that would have banned same-sex marriage, has now taken up debate on an amendment that would ban regular marriage.

A leading Republican senator stated, When you consider how high the divorce rate is, you know there are a lot of unhappy marriages out there between men and women. Im not sure continuing to allow them is in the national interest.

The Democratic whip said, In addition to the divorce rate, youve got to look at how many parents are disappointed in the amount of gratitude their children show and how many children dont think their parents love them enough. Since parents usually want more gratitude than their children can give, and children often demand more love than most parents can give, it seems theres an inherent problem with a marriage that can produce children.

President Bush took an unwavering position, saying, The kind of marriage we allow in America has to set a good example for the children of this great nation, and, frankly, I dont think a lot of marriages out there are hitting that high marker. So I urge the Congress to pass the amendment. No more regular marriages, no more bad examples for our children its as simple as that. And the result is guaranteed, because, in all likelihood, there wont be anymore children.

Spending a day at the Magic Kingdom can be a truly magical experience or a very stressful one. What makes the difference is being prepared for the park and arriving with a plan. Piggotts Provide Support for the Tsunami

Piggotts, the Crown Groups marquee and furniture hire supplier provided two large hospitality marquees for a recent Tsunami Memorial Service at St Pauls Cathedral.

This prestigious event was hosted by The Department of Culture, Media and Sport, headed by the Secretary of State M.P. Rt Hon Tessa Jowell, in remembrance of the U.K. victims of the Indian Ocean tragedy last Boxing Day. In attendance was H.M. Queen, The Duke of Edinburgh and 1250 survivors and their families together with the families of many victims. The occasion was broadcast live on TV and Radio and aired all around the world.

Once the service had concluded at St Pauls, the congregation and guests retired to the hospitality marquees for refreshments. Says Bryan Ribbans, Sales Manager of Piggotts, This was just the job that Piggotts specialises in. It had all the elements that make marquee builds interesting. The largest marquee was 20m wide x 40m long and sited (actually shoe-horned it was a tight fit!) into Paternoster Square 100 yards from the Cathedral. The other, 12m wide x 50m long, was positioned right outside the Cathedral entrance. The winners of the recently announced Consumer’s Choice Pork Awards provide striking examples of the marriage of convenience with traditional, satisfying “comfort” food flavors.

The National Pork Board, the producer-funded organization behind the “Pork. The Other White Meat.” campaign, recently announced the winners of the second annual Consumer’s Choice Pork Awards. Created to recognize the most innovative new products available to American shoppers, the entries were scored by consumers for taste, product appeal, fit to lifestyle trends and likelihood of purchase.

A panel of industry experts narrowed the pool to 10 products, and a jury of American consumers judged the finalists. The winners include:

* Pork Roast Au Jus (Hormel Foods Corp.), a moist and tender meal that “seems like homemade” but can be prepared quickly.

* Heat & Serve Brats (Johnsonville Sausage, LLC), among the favorites because of its “fresh, nicely grilled taste.”

* Quick’n'Easy Gourmet Entrees Pork Roast in Bourbon Sauce (RMH Foods, LLC), chosen for its unique and flavorful bourbon sauce, and praised for being tasty, tender and convenient.

* Jimmy Dean Fresh Taste. Fast! Black Pepper Premium Precooked Bacon Slices (Sara Lee Foods U.S.), a “twist” on traditional bacon, favored for its flavor and easy, no-mess preparation.

* Maple and Brown Sugar Glazed Ham (Tyson Foods, Inc.), the sweet, pre-sliced servings offer quick-and-easy preparation and a taste close to homemade.

For busy cooks, convenience is important in food purchase decisions. No matter how Americans define it, this year’s winners are a step toward more convenient – and delicious - meals. Each winner is already flavored and ready to serve, requiring little effort on the part of the cook.

Webmail is becoming an increasingly popular form of internet communication. Virtually ever internet user now has a webmail address through providers such as hotmail, Gmail, yahoo, and others.

Webmail is a good alternative to many internet users over the traditional email server as it can be accessed from anyplace with an internet connection. There is no need to be connected to the computer which contains your IP address.

Webmail also offers filtering services that take some of the inconveniences out of running every attachment you receive through a virus detections program. Webmail servers depend on customer satisfaction to keep them going, so their virus detection software is almost always top of the line.

ADD As An Adult – What’s It Like?

Attention Deficit Disorder is often difficult to diagnose in adulthood as it sometimes masked by relationship problems, mood disorders, substance abuse, employment issues, or other psychological disorders. It was previously believed that children and adolescents would grow out of ADD, but it has just been acknowledged in the last few decades that it persists into adulthood. Actually, 67% of children with ADD will continue to exhibit signs well into adulthood. ADD is very difficult to diagnose in adults and sometimes only occurs after a child of the adult is diagnosed and the genetic link is made.

How is Attention Deficit Disorder exhibited in adults? Actually, in much the same ways as in children. Adults with ADD often have difficulty in completing assignments, fail to pay close attention to details, fidget, are inattentive, are unorganized, and talk excessively. Unfortunately, adult ADD is often commingled with lack of self-control, poor memory, anxiety, depression, mood swings, employment issues, chronic lateness, and difficulties regulating motivation, emotions and arousal. Like their child counterparts, these behaviors cause an inability to function in every day activities, which can especially cause a problem in employment situations.

Adults that have grown up being undiagnosed as having ADD often suffer from low self-esteem and feel like they are stupid, lazy, or even crazy. Diagnosing them as adults may lay to rest lifelong perception issues they may have had with themselves and may allow them to improve on self-esteem, as well as work skills and performance. Another example of an exotic wager in horse racing, and a popular one, is the Pick 4. Horse racing bettors play Pick 4s constantly. When a bettor makes a pick 4 wager, he or she is picking the winner in four consecutive races. Winners of the Pick 4 are paid from a pool of wagered money. Theres also a Daily Double, Pick 3 and Pick 6. In the event that theres no winner, the money is carried over to the next day. This happens often with the Pick 6.
